Tampines GreenQuartz: Interior Design Ideas for 4-room and 5-room BTO Flats

Updated: 11 hours ago
Getting a flat at Tampines GreenQuartz? Before choosing a Japandi moodboard or a statement island, look at what your actual layout can comfortably fit.
A room-by-room design guide for future Tampines GreenQuartz homeowners, with the official HDB layout reference, practical design trade-offs and a real portfolio example from The Makers Design Studio.
First, take a look at the actual BTO layout
Official HDB virtual tour: https://assets.hdb.gov.sg/community/tampines_greenquartz/index.html
Project floor-plan reference: https://file.go.gov.sg/hdb-tampinesgreenquartz-file.pdf
HDB's project tour includes 4-room configurations around 95–98 sqm and 5-room configurations around 113–116 sqm, inclusive of the air-con ledge. These are not measurements of your usable living area.
Tip: use the floor plan for room relationships, door swings and windows. Do not assume an illustrated furniture arrangement is a measured carpentry plan.
4-room idea: create one hardworking living-and-dining zone
Start with a slimline dining table near the kitchen and a sofa that does not crowd the main circulation route. A full-height storage wall can conceal shoes, cleaning supplies and everyday clutter, but only if the wall length and access points allow it. If you love a fluted feature wall, limit it to a short accent rather than repeating it everywhere.

5-room idea: a family living room that still feels airy
Instead of filling every wall with carpentry, choose one major storage feature and keep the other side visually lighter. If you work from home, test a study corner with a movable desk before building a permanent partition. For units with green views, preserve daylight and consider privacy when positioning your desk and seating.
Kitchen decision: peninsula or clear walkway?
A peninsula looks polished in photos but can make a narrow kitchen feel cramped. Plot the refrigerator door swing, cooking route, washing area and at least two people using the kitchen before approving the cabinet drawing.
Three measurements to take after key collection
1. Measure the clear wall length for your sofa and TV, including socket locations. 2. Measure the kitchen appliance openings and allow for door swings. 3. Check bedroom door clearance before selecting bed and wardrobe sizes. Confirm site dimensions and defects before finalising built-in carpentry.
What we would spend on — and what we would skip
Spend on durable, practical kitchen hardware, task lighting, storage that suits your actual belongings and properly planned electrical points. Consider skipping excessive feature panelling, oversized islands and built-ins that make a future layout change difficult. A beautiful home should still work on an ordinary weekday.
Before you renovate: check HDB requirements
Inspect defects after collecting your keys and confirm whether proposed renovation works require approval or an HDB-registered renovation contractor. HDB will notify homeowners of their own key collection appointment; online project estimates are not confirmed appointments.
